Fox Club Florida Now Cape Club of Palm City after Acquisition


 An experienced real estate developer, Michael Intoccia is one of Massachusetts's largest private residential property developers. A golf lover, Michael Intoccia collaborates with investors to acquire golf clubs through the Cape Club brand.


In June 2022, Cape Club acquired Fox Club Florida in Palm City, Florida. The semi-private club with an 18-hole golf course was originally designed in 1989 by Roy Case and re-designed in 2017 by Darren Clarke and Eoghan O’Connell.


After finalizing the purchase, Cape Club announced it would close Fox Club for several months to carry out renovations. Some of the renovations it announced included enhancing bunkers on the course to feature new liners and drains, installing a new pump station, and topdressing the golf course to promote turf health. Others were revitalizing the golf cart paths, redeveloping the driving range to have new targets, setting up a better landing area, and adding artificial hitting mats.


After completing the renovations on Fox Club, Cape Club re-opened the facility as Cape Club of Palm City. The new club is Cape Club’s third golf facility in the United States. Cape Club owns two other properties: Cape Club of Falmouth and Cape Club of Sharon in Massachusetts.

Q3 2022 Norfolk, Massachusetts, Housing Market

 

Starting in the 1980s, Michael Intoccia performed real estate development in Massachusetts. Building over 1,000 homes at all price points, Michael focuses on purchasing lots and building homes in the Falmouth and Norfolk areas.


Homes in Norfolk have an average cost of $710,000. Although a few homes sell for less than the buyer’s asking price, buyers usually pay three percent over the asking price. Some pay seven percent above the asking price, depending on the property. Most homes remain on the market for less than 30 days, with an average between 22 and 26 days. These figures suggest that in Q3 2022, the housing market favors sellers, not buyers.


Although housing costs increased by about two percent compared to the same time in 2021, most home buyers did not look for alternatives outside the region. About 81 percent of searches derived from those moving to Norfolk, while the remaining 19 percent searched for homes outside it. The most popular originating destinations for people moving to Norfolk were New York City, Portland, Los Angeles, and Hartford, Connecticut. Among those considering homes outside Norfolk, New York City, Portland, Maine, and Hartford, Connecticut, ranked among the most popular destinations.

Under new ownership, the Cape Club has undergone an extensive transformation of its golf course, clubhouse, and amenities, with more updates projected for the near future. Weddings and other special occasions can be held in the newly renovated clubhouse. Additionally, tourists and locals can enjoy a challenging round of golf on the championship course, featuring fairways that have been widened and re-contoured, and experience fine dining in the new Cape Grille. 

Ultimately, the fully renovated Cape Club Resort will include 28 single-family homes, 80 villas and cottages, and a resort pool with a bar and food services to attract both vacationers and home buyers.
